Carroll County, MD September 2012 Real Estate Market Report, Normal?

Real estate trends in Carroll County, Maryland are revealing a “normal” market. I personally think balanced is a better word. Normal is subject to interpretation. My favorite Aunt, Aunt Barb says “normal is a setting on the washing machine”, I have to agree.

When the market is out of balance we end up with a  buyers market or a sellers market depending on where the scales are tipped, too much inventory the buyers have the upper hand, too little inventory the sellers have the upper hand. Or in the case of a washing machine, an unbalanced load which causes noise & problems with the function of the machine itself. Sound familiar?

From 1 bedroom, 1 bath  cottage to a five bedroom, 4 1/2 bath colonial and everything inbetween, 129 Carroll County properties sold in September 2012. The average sold price in September is $256,262 with an average of 113 days on the market. Detached 4 bedroom properties with 3+baths represent the bulk of the sales and of course the desire of buyers.

Top 3 Towns in Carroll County: Eldersburg/Sykesville (21784) had the most sales this month with 33 sold, followed by Westminster (21157) with 28 and third at 26 sold Reisterstown (21136).
